Scope: Bulk earthworks and geotechnical remediation including preloading of the building platforms, rigid inclusions, and construction of the concrete pile palisade wall.

Following an excellent track record on previous land developments for the client, Urban Solutions was engaged by Aedifice Property Group to provide engineer-to-contract services and project management oversight for this project. Once complete, this 7.5 ha development (more or less) located on prime land within a prominent Auckland suburb on the Waitemata Harbour will be home to over 500 residents. A portion of these houses will be affordable homes as part of the KiwiBuild programme.

As part of this commission, Urban Solutions provided high-level project delivery and programming strategy and oversight of the contractual and commercial aspects of the various contracts. Lorenzo and the Urban Solutions team were also tasked with the role of engineer-to-the-contract for Phase 1 of the construction contract, including earthworks and extensive geotechnical remedial works. The changing residential property market necessitated a comprehensive examination of land development strategy and an adaption of project delivery that will ensure a commercially viable outcome for the client.

Limeburners Bay was granted fast-track Resource Consent under the Covid-19 Recovery Act and is consented for 418 residential units. A unique aspect of this location are the site-specific ground conditions. Significant geotechnical remedial works including rigid inclusions and the formation of an in-situ palisade wall were required to set up the lower building platforms for the next phase of development, the strategic formation of 5 large super lots.
